Bellandur Rises to Fame Due to Its Reasonable Housing and Facilities

Bellandur’s tactical setting and an undemanding water facility is attracting the IT and non-IT professionals who are in the mid-level of their career.

In the end of third quarter 2013, Bellandur witnessed a major growth in the price of housing properties and the reason being the affordability.  The area observed the highest locality price of 8% on average that is summed approximately to Rs. 5,000 per Sq. Ft. and the lowest being Rs. 4,600 Sq. Ft.  Overall, in the third quarter of 2013 that is between Jul-Sep, Bellandur recorded an average increase in rental price by 6% and an average increase in Sq. Ft. by Rs.17, which is moderate.

Well-located on the way to numerous tech parks, Bellandur is an admired location in the IT segment, which is also aimed by mid-level professionals as the locality offers properties that are priced reasonably.  Many other MNC companies, schools, commercial malls, restaurants and banks are also within reach from this locality.

Furthermore, Bellandur has easy access to ITPL and Electronic City through Silk Board Junction, Hosur Road, and the Ring Road.  It also has good bus connectivity to almost all Central Business District (CBD) areas in Bangalore and is attractively autonomous where one can get their daily use items at their door step.

Although mid-segment IT professionals target this locality, Bellandur has not witnessed high prices like in Marathahalli, Koramangala, or Whitefield that made developers in Bellandur to offer well equipped apartments with luxury amenities to the buyers.

Developers admit that the two major reasons behind Bellandur raising to fame attracting the mid-segment IT crowd are its strategic location and the easy accessibility to natural water source from the Bellandur Lake. 

Bellandur Lake, which is a major water body located in this area has facilitated the area with easy access to ground water without the need of digging too deep into the ground.  The lake is also cleaned from time to time by volunteers and fairly leading to a green locality.
