Refer Residents Association Agreement Before Buying Apartment

It is true that registration of residents associations in Bangalore is not easy. According to the resident association members, the KAOA process is extremely complex and intricate.

There are numerous common issues that need to be coordinated when an apartment is built and eventually occupied. These issues range from handover, maintenance and several such issues with the builder.It has been noticed that it is not always essential that a person living on rent needs to pay for the association membership.

Usually given the situation, in Karnataka, residence community has three options under which it can be registered:

Under the KOFA, first option is, a promoter be able to float a company. However, this choice is rarely used.

The second alternative is under the KOFA,a cooperative society promoted. What happens under this is the common area, the land and the building are bestowed with the cooperative society and the ’allottees’ of the apartments are deemed as “tenants’’.

The third choice under the KOFA is when the promoter or builder form an association of owners under the KAOA. Registering according this guideline maintenance charges would be same for the owners and those living in rent.
